Attention Landlords: On May 23rd, 2022, WPENA was contacted by Denver Department of Excise and Licenses to share with our neighbors and landlords that any property with more than one unit that is being offered for rent at the same location must have a license application for that property by Jan. 1, 2023. Single-unit properties being offered for rent must have a license application for that property by Jan. 1, 2024. Details are as follows:
The licensing program launched in March as part of Denver’s drive for compliance with minimum housing standards. Every property in Denver that is offered for rent for more than 30 days will be required to have a residential rental property license.
Applications can now be submitted through Denver’s Online Permitting and Licensing Center.
Registered neighborhood organizations should be aware of the program and are encouraged to share this message with landlords in their neighborhood.
Any property with more than one unit that is being offered for rent at the same location must have a license application for that property by Jan. 1, 2023. Single-unit properties being offered for rent must have a license application for that property by Jan. 1, 2024.
As a requirement to obtain the license, the property needs to pass an inspection by a qualified, third-party inspector. An inspection checklist and guidebook are available on the residential rental property webpage.
The program requires at least 10% of units at a multiunit rental property be inspected (or one if there are fewer than 10 units) that are randomly selected by the inspector.
The inspection checklist contains items to be verified that can include shared utilities or common areas. It is highly recommended applicants know the condition of their property and understand the requirements on the inspection checklist to avoid items being found noncompliant during an inspection. If noncompliant items are found and work must be done to the property for all items to be compliant, it could be necessary to pull permits, and hire contractors, which takes time.
